The updated LUB has been amended to create efficiencies in the development process where needed, to make the bylaw more user-friendly and accessible, and to respond to modern development trends and create flexibility for future growth.

The Land Use Bylaw is a document which divides the town into districts (zones), prescribes land uses that are permitted or discretionary in each zone and provides rules for what, where and how development can occur.
Essentially, the Land Use Bylaw controls and regulates what can and cannot occur on a parcel of land and how buildings can be placed and constructed on that parcel. It is one of Cochrane’s most important documents and has far-reaching implications for how the community is shaped.
The current Land Use Bylaw (Bylaw 01/2022) was approved by Town Council on February 28, 2022. The Bylaw was updated over a 3-year period to ensure it is meeting the land use and development needs of Cochrane today and into the future, while reflecting the unique character and natural landscape of the town.
The Land Use Bylaw regulates the types and mix of housing, and the location and types of shops and services that characterize your neighbourhood. It also outlines the types of development allowed on your property based on it’s zoning.
Amendments to the LUB will ensure it continues to guide growth in a way that is sustainable and consistent with the character of our Town and our vision for the future.
